- My experience with Elite Property Management and Marnice Marshall was extremely disappointing. Before moving in, I expected the property to match the listing. The listing showed a washer and dryer located in the unit, but after moving in I discovered they had been moved to a shared garage across the driveway. The listing stated shared garage space was available, but I was later told the garage was full and that the owner would follow up about storage space. The space I was ultimately directed to use was a small area in the garage bathroom, approximately 5x3 feet at most, with the expectation that it could be used as long as it did not block the toilet. The maintenance issues with this property were ongoing and were reported early in my tenancy. On 6/25/2025, the same month I moved in, a leak and bathroom concerns were reported to both the property owner and property management. In July 2025, the owner completed what appeared to be a temporary repair, but the underlying issue was not permanently addressed. During an Elite Property Management inspection in September 2025, they documented that "no issues" were found. However, there was already visible separation between the flooring and the tub area. Over time, the bathroom floor continued to deteriorate. Throughout the winter, there were multiple heating issues. In March 2026, there were additional heating problems along with frozen plumbing that caused further water damage concerns. I personally informed the property owner that the bathroom floor was "scary" and also made property management aware. Despite these concerns, no permanent repair was completed. By the end of March 2026, I stopped using the bathroom for bathing because I no longer felt safe using the tub area due to the condition of the floor. The bathroom was never repaired. The oven also stopped working and was never repaired. The heater is not currently being used because it is summer, but the underlying issue has not been resolved. I provided photos and documentation of the issues to Marnice Marshall. The property owner also acknowledged that some of the bathroom damage was related to a previous tenant. Despite the documentation, I felt the focus continued to shift away from resolving the condition of the property. I attempted to resolve the situation reasonably before withholding rent. I requested a rental adjustment for the months I was affected, asked about transferring to another unit, and requested either a rent credit or return of my security deposit so I could move. My goal was to find a solution. When I had not paid rent, I was also experiencing issues with the payment platform. Marnice Marshall commented that it was "convenient" that I suddenly had all of these complaints now that I had not paid rent. Once the payment issues were resolved, I paid the rent. Three days later, I received a notice terminating my tenancy dated 6/25/2026, requiring me to move by 8/1/2026. Throughout this experience, I felt the focus repeatedly shifted toward alleged lease violations rather than the unresolved maintenance concerns. While I was dealing with family matters, my best friend temporarily stayed at my home to care for my cats while I was away. Discussions focused on whether my friend was living there which she would not accept she was not and my choice of trash service rather than the ongoing condition of the property. I also reached out to Elite Property Management regarding my concerns and have not received a response. I strongly encourage prospective tenants to thoroughly inspect any property before signing, verify that the listing matches the actual unit, document everything with photos and written communication, and keep records of all repair requests. Additionally, suspicious that they respond to positive reviews on Google. Yet ignore negative reviews.Virginia Chesley
- Marnice Marshall was nothing but negligent, rude and unprofessional while renting from her. I will say first hand - read her reviews. They’re all negative. If you do business with her - buy a notebook and document everything. (Read review from Jessica Friske also - its spot on) Marnice is unresponsive to basic work order requests and lacks any type of professionalism. Conversations with her are impossible - snide remarks and unreasonable responses. Notices were typically placed silently on the door at random times - but once I mentioned they could just knock instead of sneaking around, Marnice started bringing the notices herself- pounding loudly on the door before leaving. Renting from her was nothing short of a living hell. After receiving a 30 day notice to move right when our lease ended - In writing I wrote into Elite Management asking that we do not have further contact with Marnice specifically until our move out date - due to our very poor history with her. Fed up to say the least. After asking that we have no contact with her - she came by just days later with a notice - Again, pounding on the door loudly while my children napped - I opened the door firmly told Marnice to leave our home. Instead, she walked to her car - sat in the driveway for several minutes, waved, got on her phone and starred at me. For nearly five minutes after being told to leave - she still sat there. Seeing as I had already asked her to leave - I wrote in again. I stated that I have her on video - and to stop contacting us. And guess what?? She just couldn’t stop, sent a text the following day demanding a copy of the video I had because of the “serious allegations” I made. She continued to contact us in the next several weeks - too many times to even count - using her professional position as an excuse to show up, send emails and texts (several of which could’ve been consolidated) - when we had made it absolutely clear we were done communicating with her at that point. She sent messages asking if we were ready to schedule our move out inspection, early? Why she couldn’t give us an any space to move - I will never know. Her constant showing up and contacting us while we were trying to move was malicious, antagonizing and taunting. It was at the point I had already stated that I would look into a restraining/stalking order - which I should have absolutely done. They weren’t allegations, but the truth - She was asked to leave - and did not do so until she felt ready to. She was asked multiple times to please allow us space to move out and deal with our abrupt and short notice after being in the home several years. Throughout the entire rental process we dealt with negligence - condescending and rude remarks - and towards the end - actual harassment. Marnice is callous, and her behavior is appalling. There is a reason for her longstanding list of bad reviews. I have a documented list of her negligence throughout our time renting. How she is still employeed is beyond me. I called Elite and wrote in complaining - The woman I spoke with was kind and professional, took my complaint and said she would give my message to the broker. However, I received zero response from the broker. The Broker, Matt - sees, hears and acknowledges the complaints regarding Marnice. It’s a deliberate choice to allow her to cause this kind of distress to people. I am grateful she cannot just show up to our home anymore with whatever made up reason she has for that day. She was terrible in the worst and strangest ways. I do not recommend renting or doing business with Elite Real Estate. There is zero professionalism and accountability with this “team”. At the very end - after we moved, we had a grocery order delivered to the house by accident as the address hadn’t been changed. The cleaning lady that was there accepted our groceries and kept them! We have proof from the driver. After everything - they take our groceries, too! Stealing instead of just simply saying, hey those people have moved, please contact them. These people are lousy all around!Molly
